Leaking tank or no hot water
- Close the cold-water valve on top of the tank.
- Turn off power at the breaker (electric) or set the gas control to "off" (gas).
- Keep water away from the panel and outlets.
No hot water? Electric: check for a tripped breaker. Gas: check whether the pilot is out and follow the label to relight; never relight if you smell gas.
The U.S. Department of Energy says most households can set water heaters to 120°F (energy.gov).
General information, not professional advice. Gas and relief-valve work belongs with a licensed plumber.
Trophy Club's water heater rules
The Town's Guidelines for Water Heater Replacement say, among other things:
- A water heater inside the home with no existing pan and drain needs a new pan plus an alarm, or an approved automatic shutoff device.
- Gas units in a garage must sit on a platform at least 18 inches off the floor. Electric units on a garage floor can be replaced in place.
- Inspections are virtual. They're requested online, and PDF photos go to InspectionLine@trophyclub.org: the overall install and clearances, the vent at the tank and at the roof, the gas connection with sediment trap, and for electric units the connection and breaker size.
A plumbing permit is $85 for a small single-trade job (fee schedule). Ask your plumber who pulls the permit and sends the photos.
